Own Property Along a Highway?

An underused corner of your property may have advertising potential, but visibility alone isn't enough. We evaluate the location, applicable sign regulations, spacing requirements and commercial feasibility.

If the site warrants further development, we'll explain the constraints, discuss the proposed land rights and provide written terms for your review.

A Highway Listing Worth a Closer Look?

Billboard potential can create another avenue to explore with a property owner. Send us a listing with highway frontage, and we'll screen the location for potential and major constraints.

When a site qualifies and your client wants to proceed, we can discuss the proposed terms directly with the owner. RKDG offers a referral fee for qualifying transactions that close, subject to the applicable arrangement.

What Determines Whether a Site Works?

Four Factors We Check First.

We use property records, traffic data, mapped signs and applicable regulations to identify opportunities and major constraints before pursuing a site.

Frontage

We verify the parcel boundaries and proposed sign location. Suitable highway access and visibility are important, but frontage alone doesn't establish eligibility.

Traffic

We review available state and federal traffic counts, roadway characteristics and the surrounding advertising market.

Spacing

We check applicable separation requirements, existing billboards, interchange restrictions and other location-specific rules.

Local & State Regulations

We review sign codes, dimensional limits and approval requirements to identify prohibitions, potential obstacles and the approvals a project may need.

Landowner Questions

Before You Call.

How much land does a billboard require?

+

A freestanding billboard may need a pad around 60 by 40 feet, plus access, utility and maintenance areas. The actual footprint depends on the structure and site conditions.

Can I keep using the rest of my property?

+

Generally, yes, for uses compatible with the agreement and applicable restrictions. The lease or easement defines the area affected and any access or utility rights.

Does my property have to border an interstate?

+

No. Other highways and major roads may support billboard opportunities, and some urban properties may qualify for building-mounted advertising. Location, visibility and local regulations determine feasibility.

Who builds and operates the sign?

+

An advertising operator typically handles construction, advertising sales and ongoing maintenance. RKDG focuses on development, land rights and approvals, with responsibilities defined by the project agreements.

Are you a real estate broker?

+

No. RKDG is a development company focused on creating out-of-home advertising opportunities. We evaluate sites, secure the necessary property rights and advance viable projects through approvals rather than brokering the underlying property sale.
